But we get asked on many different occasions to explain the metal roof. Folks want to know if there is a difference and why someone may choose a metal roof versus the traditional shingle.</p>

<p>Other than metal having a nice look, there are some things to consider other than ascetics. The metal is actually lighter than a shingle, therefore there is less of a load on the house. It’s called National Roofing Week, and it is taking place June 4-10 2018.</p>

<p>It’s a time to recognize the brotherhood that exists in the roofing industry and tip the cap to all those that make roofing their livelihood. A nod to all those that consider this singular profession to be their reason for getting up in the morning.</p>
<p> </p>
<p>Outsiders may view the industry as mundane. It’s not uncommon for the homeowner to take their roof, and all that it provides, for granted. Until the homeowner is in need a roof repair that is and needs someone to call.</p>
<p> </p>
<p>This special week is set aside to recognize professional roofers, and it turns out it’s something more than a bunch of industry insiders slapping each other on the back. Which culminates into a self-aggrandizing ceremony with secret handshakes.</p>
<p> </p>
<p>No, it turns out that during National Roofing Week, the industry promotes good deeds performed by the roofing industry and emphasizes the value of the trusted roofing contractor. There are even roofing projects donated to those in need.</p>
<p> </p>
<p>During the week the NCRA asks it’s members to engage in the community and build awareness about the essential role roofs, and hiring a trained roofing contractor, plays in local communities.</p>
<p> </p>
<p>In years past, good deeds properly promoted serve to raise such awareness. In 2015 for example, former president of the NCRA Nelson Braddy led an effort to provide a new roof for a non-profit.</p>

<p>The Momentous Institute has been building and repairing social emotional health for more than 90 years. The Momentous Institute also invests in research, innovative program development and training in an effort to help the children it cannot serve directly. In 2014, the Momentous Institute trained more than 4,500 educators and clinicians, affecting 112,500 children.</p>

And I’d hazard another guess that you’ve never been up on your roof. We’ll I’m going to take the mystery out of what’s up there. I used go up with a clipboard to scout a roof leak repair. Now it’s all by memory. And I’m going to tell you the areas I check for causes of a roof leak.</p>
<p>After this you’ll know enough to either check it out for yourself, or call a professional. Small jobs can be handled out-of-pocket. Larger ones you’ll need to see if you qualify for insurance coverage or if you are pinched, there are finance options available.</p>

<p>This article was originally written sometime ago and posted for homeowners with questions. So after having “seen it all”, I’ve cobbled together a short list, eight reasons why you are calling a roofing contractor (me) to check out an emergency roof repair.</p>

<p>When a roof reaches the end of its life expectancy, they are prone to leakage. And most causes are obvious.</p>
<p> </p>
<p>Today’s low level modern asphalt shingles are only manufactured to last roughly 15 years. Other materials that do not deteriorate as fast such as slate or clay tile roofs, can last over 100 years. A good example is a church in England that has a slate roof that is 1,200 years old!</p>
<p> </p>
<p>If you’ve just bought a house, chances are that the roof may be as old as the house itself. If the house has had a new roof replaced since its original construction, it may have more than one layer if the contractor decided to lay the new over the old.</p>
<p> </p>
<p>One trick to determine if there is more than one layer is to check in the attic for nail patterns. With asphalt shingles nails are placed 12 inches apart. Two nails will be close together every three feet. If the pattern you see doesn’t match this, it may indicate the old shingles were not removed prior to the new roof being installed. On the other hand, a lazy contractor may have just ripped up the original shingles while leaving the nails in. Just beware.</p>

<p>I will visually check the condition of the roof shingles. To me it’s more important to check the condition to determine how much more life remains than to base it on the age of the shingle alone.</p>
<p>When I look at the condition of the roof, I will know the typical signs of aging for the material. I can quickly sum up what has caused it to age and fail. The following are factors with many common roofing materials-</p>
<p> </p>
<p><strong style="text-indent: -5px;">Exposure to ultraviolet light:</strong><span style="text-indent: -5px;"> This is generally an orientation question. Does the roof face north, south, east or west?</span></p>
<p> </p>
<p><strong style="text-indent: -5px;">Color:</strong><span style="text-indent: -5px;"> Some believe that darker-colored asphalt shingles wear out before light tinted tiles. This may be dependent on climate. Hot typical summertime temperatures and long hours of direct sunlight, especially here in Texas, will have an impact.</span></p>
<p> </p>
<p><strong style="text-indent: -5px;">Ventilation:</strong><span style="text-indent: -5px;"> Good ventilation assists in keeping the roofing system cool in the summer season, and timber shingles as an example, assist the tiles to dry after a rainfall. Poor ventilation could cause fast aging.</span></p>
<p> </p>
<p><strong style="text-indent: -5px;">Exposure to winds:</strong><span style="text-indent: -5px;"> A residence situated in a seaside area or on top of a hill is exposed to different winds than one surrounded by high trees and various other residences in a fully grown community. High winds can trigger instant damage if roofing materials are torn off, or can affect the life span of the roof through the abrasive action of wind-driven rainfall, hailstorms, snow and also particles.</span></p>

<p><strong style="text-indent: -5px;">Pitch (incline):</strong><span style="text-indent: -5px;"> Usually, steeper roofs last much longer compared to shallow roofing systems. Water runs faster off roofs with more pitch and dries much faster.</span></p>

<p><strong style="text-indent: -5px;">Complexity:</strong><span style="text-indent: -5px;"> The more complex the roofing structure, the shorter the life expectancy. Roofs with many different changes in direction, many valleys, penetrations and or roof-mounted equipment will have a higher incidence of roof failure resulting in leaks.</span></p>
<p> </p>
<p><strong style="text-indent: -5px;">Foot traffic:</strong><span style="text-indent: -5px;"> Roof coverings that have consistently heavy foot traffic will not last as long as other roofing systems. This is more of a concern for residential roofs than with commercial ones. If there is equipment on the roof that requires servicing, foot traffic from service individuals may deteriorate the roofing system.</span></p>

<p><strong style="text-indent: -5px;">Discharged water on to the roof covering from a drainage system:</strong><span style="text-indent: -5px;"> Upper level roofing with a gutter or downspout that discharges into a lower level roof will wear out the contact point.</span></p>
<p> </p>
<p><strong style="text-indent: -5px;">Tree Branches:</strong><span style="text-indent: -5px;"> Branches that touch the roofing system will result in abrasion damage causing it to fail early. If branches don’t touch the roof, the overhanging trees drop debris on the roof. Along with the added shade that the branches bring, this mix will slow down the drying process and shorten life expectancy.</span></p>

If you have lived in the Austin area for any length of time you already know how fast the area has grown. Normally I’ll write about our roof repair service. But since housing starts impact the roofing business, I couldn’t pass up passing along this great article.</p>
<p>The median list price for a home in 2012 was about $220K per <a href="https://www.zillow.com/" rel="nofollow">Zillow</a>. This number has grown to $370K by 2016. And there are numbers being thrown around for the number of people moving to Austin everyday. Williamson County and Hays County alternate as either the fastest growing county in the US, or third fastest growing, or something. It’s crazy.</p>
<p>If you are trying to buy a home you have seen the impact first hand. Home starts have reached their second highest in history. You’ll have to go back to the heady times of 2006 when home starts were 17,784. Last year those numbers were 16,058. The numbers are staggering as the local newspaper reports.</p>

The curve is pretty flat in terms of their deterioration for the first several years, and the last 25 or 30 percent of the roof [life], the curve becomes more steep,” explains Ron Harriman, vice president, Benchmark Inc., Cedar Rapids, IA. Unfortunately, problems are inevitable as the roof ages. Without proper and routine maintenance, these minor problems can even become catastrophic.</p>

<p>“With any roof – no matter what type – if you’ve got roof leaks, then you’ve got a problem,” explains Charles Praeger, executive director, Metal Building Manufacturers Association (MBMA), Cleveland. Leaks can occur for a number of reasons. Built-up roofs (BUR) might experience leaks due to flashing details that weren’t fastened properly during installation. “The problems an owner is typically going to have [with a BUR system] is that 95 percent of leaks occur at flashing details – anywhere the membrane itself is terminated or interrupted,” explains Helene Hardy Pierce, director of contractor services, GAF Materials Corp., Wayne, NJ. Additionally, hot bituminous and torch-applied modified bitumen roofs may experience leaks when a proper moisture barrier is not installed underneath a coping cap on parapet walls, according to <em>Avoiding Common Roof Installation Mistakes</em>, a CD-Rom produced by the Center for the Advancement of Roofing Excellence (CARE Ltd.).</p>

<p>In summary, hire a good contractor to insure proper installation. Get on a regular <strong>roof maintenance program</strong>. You need someone up there on a regular basis to head expensive repairs off at the pass. And that’s it. Unfortunately too many times I’ve encountered poor workmanship and there hadn’t been a sole up on the roof to take a look since it was installed.</p>

This sets up some for some nasty and extreme weather situations. The costliest hail storm on record happened in Texas back on May 5th 1995. And most recently, both hurricanes Harvey and Irma had created so much damage to local businesses and the economy, that they are expected to have a negative impact on the country’s GDP.</p>
<p>It may come then as no surprise then that roof damage is the most common insurance claim in Texas. Many of the issues that crop up when determining the amount of damage caused naturally (age) and that caused by weather. And what is covered. You see, insurance won’t cover damage that comes from natural aging, but it will cover damage from the forces of mother nature.</p>

<p><strong>The Independent Insurance Agents of Texas</strong> sponsored a study back in 2010 called: <em>Roof Claims Issues in Texas</em>. It addresses this age old problem of what a policy covers and what it will not cover.</p>

<p><em>Once it is determined that covered damage has occurred, the degree of damage must be determined. This is the emerging question in roof claims: Has the roof been damaged enough to cause functional damage? Functional damage is defined by Haag Engineering Co.5 as a diminution of water-shedding capability or reduction in the expected long-term service life of the material. The other side of that question is: In a replacement cost policy, what difference does it make?</em></p>
</blockquote>
<p> </p>
<p><strong>Another equally troubling situation arises when a claims adjuster comes across damage that was caused by a covered event, such as hail. But the latest hail storm was months or even years before.</strong></p>
<p> </p>
<blockquote>
<p><em>This situation usually occurs in one of three ways:</em></p>
<ol>
<li><em>A new storm causes damage to a roof and the adjuster determines there is old damage as well as new damage.</em></li>
<li><em>A property owner learns that a storm caused damage to other property in the neighborhood, or sees evidence that his neighbors are getting new roofs, or suffers water damage from a leaky roof.</em></li>
<li><em>A property inspection obtained to sell the property reveals old damage and the buyer insists that the roof be replaced before closing.</em></li>
</ol>
<p><em>New Damage on Top of Old Damage The first situation should not be a problem for the insurance company when the policy provides replacement cost coverage. If the roof suffers damage in the most recent storm that requires replacement of the roof, the insurance company owes the full cost for replacement of the entire roof. (If the recent storm damage doesn’t require full replacement see “Partial New Damage on Top of Partial Old Damage” below.) Take another look at the wording in a homeowners policy that provides replacement cost coverage:</em></p>
<p><em> </em></p>
<p><em>“We insure against all risks of physical loss to the property described in Section I Property Coverage, Coverage A (Dwelling) unless the loss is excluded in Section I Exclusions. Our limit of liability for covered losses to dwelling and other structure(s) under Coverage A (Dwelling) … will be at replacement cost settlement…”</em></p>

<p><em>The insurance company owes for full replacement in this case because that’s what the policy says. If the same company covered the property at the time of the first storm, either it saved money by having to replace the roof only once instead of twice, or it failed to verify the repairs were made after a claim was paid for the first storm. Either way, the company is contractually obligated to pay for replacement. If another company covered the property at the time of the first storm, the current insurer is likewise obligated to pay for replacement. An insurance company has a right to inspect property when it provides coverage. If it failed to inspect the property, or failed to see the damage in an inspection, it has no case to deny the claim or reduce the amount owed for full replacement. This is true even if the property owner was paid for the damage by the prior insurer, but only if the new damage requires replacement of the roof without regard to the old damage.</em></p>
<p> </p>
<p><em>“Neighboritis”</em></p>
<p><em>The second situation frequently occurs when a property owner notices all the neighbors are getting new roofs. Upon making inquiries, the owner learns about the storm. Perhaps the owner was away from the property at the time of loss, or thought the storm was not severe enough to cause damage.</em></p>
<p><em> </em></p>
<p><em>In any case, this shouldn’t be an issue as an inspection by a qualified adjuster will determine whether there is any damage to the roof. Weather history data is available at the neighborhood level, and claims adjusters keep records on severe weather events in their territories.</em></p>
<p><em> </em></p>
<p><em>Fixing Up To Sell</em></p>
<p><em>The final situation in the old damage category is perhaps the most troublesome issue to handle. The damage may have occurred during the term of a prior policy, and that policy may have been placed with another company. An experienced adjuster can determine the extent of damage and approximately when it occurred based on an inspection of the roof and an examination of weather history data. Late reporting is not necessarily an issue. The</em> <em>Texas</em> <em>homeowners policy, for example, simply requires the insured to report claims promptly. This can only be interpreted in the context of the insured’s knowledge that a loss has occurred.</em></p>

<p><strong>It’s hard to stay up with all the fine print in your policy. And it usually takes a catastrophic event for you to get familiar with the policy unfortunately. But there are some things you can do as a homeowner to maximize your coverage.</strong></p>

<p>1) Know the insurance companies practices when it comes to hail and wind damage.</p>
<p>2) Understand what’s covered and what the loss provisions are.</p>
<p>3) Know your rights to have an independent roof inspector involved on your behalf.</p>

<p>The contractor they hired discussed the significance of high quality workmanship and their preparation for guaranteeing a top quality installment. A whopping 92% indicated they hired a contractor that discussed this with them before moving ahead.</p>
<h4>But less than half of the homeowners felt the typical contractor took the time to review with them details about product options, quality workmanship and the project plans to meet their goals for roof repair.</h4>

<p>Unless you have a dozen buckets catching water throughout your house, fixing your roof has probably lingered longer than it should.</p>
<p>And fixing a leaky roof is not as glamorous as getting a new kitchen, master bath or other popular home upgrades either. But frankly, its probably the most important fix you can ever be involved with when it comes to taking care of your home.</p>
<p>And most folks are not aware of costs, the difference from one roofer to another, or how to even go about choosing someone to climb up on your roof.</p>
